Tenants Guide to Renting Property

Once you have viewed a property and decided to proceed with the letting we will start the process of arranging the tenancy agreement, deposits, references etc...

1. Reserving the property

Once you have decided on a property, you will need to reserve it by paying a 'retainer' of £50 per person. Assuming that the tenancy goes ahead, this will be deducted from the main deposit, payable upon signing the contract. If we decline to grant the tenancy, it will be refunded (unless this is due to failure of credit checks). However, the retainer will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application within seven days of payment of the retainer.

2. Guarantors/References

Before commencing with the tenancy you will need to appoint someone who is willing to act as guarantor. A guarantor agrees to take over your responsibilities as a tenant, should you be unable to do so e.g. paying the rent. There may also be instances when we require a personal reference from a current or previous landlord. We may also use the services of an independent referencing agency to obtain and evaluate these references. Personal & photographic identification may also be required, such as a passport or driving licence.

3. Documents to return within seven days

Upon paying the £50 per person retainer, you will have seven days to fully complete and return the following documents:

  • a 'Tenant Details' form for each person
  • Two copies of the tenancy agreement, signed by all the tenants
  • A photocopy of your passport, student ID card and study visa (if applicable)
  • A 'Guarantor Details' form for each guarantor*
  • An signed indemnity letter from each guarantor*
  • * guarantors will be contacted directly

4. The Tenancy Agreement

Once we have agreed to grant the tenancy, a deposit of £450 per person is due. We will already have £50 retainer each, therefore a further £400 per person will be payable. We will then sign the contract and a copy of the tenancy agreement will be returned to the lead tenant. One person in the group should agree to act as the main point of contact for everyone. This person is known as the lead tenant.

5. Deposit

Your deposit will be protected as recommended by the government. We are members of MyDeposits www.mydeposits.co.uk and more information can be found by visiting their website. You will be provided with a certificate of insurance and Prescribed Information for Tenants.

6. Inventory & Schedule of Condition

Before the start of the tenancy, an inventory is prepared detailing the contents and condition of the property. You will be provided with a copy and asked to sign it at the start of the tenancy.

7. When can I move in?

Normally contracts begin from 12pm on 1st July. Please contact us to make arrangements to collect your keys.
